6loan programs

Each with its own page: two SBA programs, commercial real estate, bridge, lines of credit, and equipment.

01

The problem

A commercial financing advisory firm arranges SBA, commercial real estate, and refinancing loans for business owners through a network of lenders. Its deals run on paperwork. Every file needs business information, ownership and guarantors, use of proceeds, a schedule of existing debt, and a personal financial statement for each owner. The same business name, address, and owner list appear on nearly every one of those forms. When a borrower retypes them five times, files stall and small errors creep in, and a lender sees a package that does not quite agree with itself.

The firm also needed a public site that matched how it actually works: an established advisory practice that explains each loan program plainly and is careful about what it promises. It is a broker, not a lender, and the site had to say so everywhere.

What we built

A 15-page site and an application packet builder.

The site covers home, financing and refinancing overviews, industries served, the process, about, contact, a client portal, and six program pages: SBA 7(a), SBA 504, commercial real estate, bridge financing, lines of credit, and equipment financing. Each program page states what the loan covers, who it fits, and the key terms at a glance, then points to a short review call. The process page walks through five stages from first call to funding, listing what the borrower brings and what the firm delivers at each one. A compliance disclosure sits in the footer of every page: advisory and brokerage only, financing subject to lender approval and underwriting, terms illustrative, SBA eligibility rules apply.

The packet builder is the centerpiece. Four of its documents are the firm's own branded, fillable worksheets, which we designed and generated as PDFs: business information and ownership, project and use of proceeds, business debt schedule, and a management profile. The packet also fills the identity fields on the official SBA personal financial statement and provides the two government forms each owner completes on their own.

03

How it works

The builder is a five-step interview: the business, its owners, the project and loan, existing debt, then generate. It handles up to four owners and six existing debts. Answers save to the borrower's own device as they type, so they can stop halfway and come back later. A single button clears the saved answers when they are done.

On the last step, each document button fills the matching PDF right in the browser. We built every worksheet with the same field names, so one set of answers fills all of them. Owner-specific forms are generated once per owner, with that owner's details already in place. The debt schedule totals balances and monthly payments on its own. If the business name is missing, the builder sends the borrower back to step one instead of producing a blank packet.

Privacy was a design rule, not a feature. Nothing a borrower types is sent to the firm or to us. Social Security numbers are never asked for; the page tells borrowers to add those in their own PDF app before uploading. When the packet is signed, they upload it through the firm's encrypted file portal, with no account to create.

The contact form runs through a small serverless function. It validates the inquiry, quietly drops spam caught by a hidden field, and emails the firm a clean summary formatted so the advisor can reply straight to the business owner.

We also rebuilt the mobile navigation as nested accordions, so the financing menu (refinancing options plus six loan programs) stays usable on a phone.

The result

The site is live on the firm's own domain. A business owner can go from reading about a loan program to holding a complete, pre-filled packet in one sitting, without creating an account or handing financial details to a website. The firm receives documents that agree with each other, because they all came from one set of answers.

The packet builder also answers the question careful borrowers ask first: where does my information go? The honest answer is nowhere, until they decide to upload it.
